SEO for builders and renovators in Adelaide: what actually moved three SA building businesses.

Builders, renovators and bathroom specialists are the trade we have the most Search Console data for. This is what the data says works for them in Adelaide: suburb pages for the areas you really build in, a Business Profile that matches the site, and patience with head terms. Every figure below is dated and sourced.

Short answer: for a builder or renovator in Adelaide, the searches that bring enquiries are “[service] [suburb]” and “[service] near me”, not “builders adelaide”. The three businesses below each won their corridor first. The one that aimed at metro-wide head terms from day one is still on page six for them.

Three businesses, three different starting points

We work with a renovation and extension builder in Adelaide’s north (ASP Build & Co), a bathroom and tiling specialist in the south (Becks Bathrooms & Tiling), and a plumbing, bathroom and renovation company in the inner south and east (Spriggs & Co). All three websites were built by our team at JB Digital Barossa; the SEO work ran alongside.

ASP Build & Co: first in its own corridor

On 5 October 2026 a live search from Gawler for “renovations munno para” put ASP’s Munno Para area page in the first organic position, and the Business Profile was #1 on Google Maps for “home renovations” around Riverlea Park. Search Console agrees on the direction: in the 28 days to 2 October the site had 1,691 Google impressions against 640 in the 28 days before.

What the data also shows is the cost of chasing head terms. “home extensions adelaide” (67 impressions, average position 62), “house extensions adelaide” (68) and “bathroom renovation packages adelaide” (84) are the biggest searches the site appears for, and they are all on page six or worse. The pages that rank are the ones about Munno Para, Elizabeth (average 11.9 for “renovations elizabeth”, up from 30.1 the month before), Gawler and Angle Vale.

Becks Bathrooms & Tiling: won on the map

Bathroom work in the south is decided in the map box. In live checks from Woodcroft on 5 October 2026 Becks was #1 on Google Maps for “bathroom renovations” and for “tiler”, and #2 in Google’s map box for “bathroom renovations reynella” from Morphett Vale. The suburb pages carry the organic side: “bathroom renovations morphett vale” averaged 6.0 in 5 Sep – 2 Oct 2026.

Spriggs & Co: impressions first, positions next

Spriggs added a set of real suburb pages (Norwood, Glenelg, Craigmore and others) in September. Non-branded Google impressions went from 1,279 to 3,211 between the 28 days to 5 September and the 28 days to 3 October 2026, led by searches like “bathroom renovations norwood” (average position 11.3, 102 impressions). None of those is on page one yet, and we say so. A 2.5× jump in impressions is the first thing you see when new pages are indexed; positions follow over the next two or three months if the pages are genuinely good.

What worked, in order

  1. One real page per area you build in. Not a template with the suburb swapped. ASP’s Munno Para page talks about the housing stock, the kinds of renovations people there ask for, and the areas next door. That page is first on Google; the generic “renovations adelaide” page is not in the top 50.
  2. A Business Profile that says the same thing as the website. Same categories, same services, same service area. The map-box wins above are profile wins. Reviews decide the order inside the box: Becks has them, ASP has four and is working on it.
  3. Project photos, on the site and the profile. Builders have the best proof in any trade and most of it sits in a phone. Real job photos make an area page different from every competitor’s and give the profile something to post.
  4. A quote form that takes photos, and a tap-to-call number on every page. The enquiry is the point. Spriggs’ enquiries are tracked to the page they came from, which is how we know which suburb pages pay.
  5. Patience with head terms. “bathroom renovations adelaide”, “home extensions adelaide” and “builders adelaide” are dominated by franchises, directories and businesses with hundreds of reviews. They come last, if at all, and only after the corridor pages have earned links and reviews.

The mistakes we see on builders’ sites

  • Fifty suburb pages with the name swapped. Google treats them as one page and ranks none of them well. Five real pages beat fifty copies. Our suburb pages guide covers the difference.
  • No service pages at all. “Bathroom renovations”, “home extensions” and “kitchen renovations” are different searches and need different pages, each with its own photos.
  • An address on the profile that isn’t a real, staffed office. Most builders are service-area businesses. Show the service area, hide the address, and the profile stays safe.
  • Reading Search Console averages as rankings. ASP shows an average position of 1.0 for “builder near me” with 33 impressions and no clicks. That is people searching from very close by, not an Adelaide-wide result. We explain this in Search Console says #1, so why can’t I find myself?

What to expect, month by month

From the three sites above: indexing and the first impressions inside two to four weeks; a suburb page can reach page one for its own suburb in six to ten weeks if there is little competition; map-box positions move with reviews and photos, usually within one to two months of a steady review habit; metro head terms take six months or longer and need links.
